Our client, SRE London, has instructed us to step-in to an existing central London serviced office operation where a national operator has walked away. The RE-DEFINED and MAPP teams have been integral in creating a bespoke short-medium term strategy for our client, with a view to securing and stabilising the building in the first instance, and then operating the space with a focus on delivering enhanced returns with a transparent, open-book approach.
In the initial phase, our teams mobilised within a matter of days to ensure the building remained open and operational to retain the existing occupier base. Week 1 operations included:
- Providing 24hr security and personal support during re-entry and the initial 2 weeks of stabilisation
- Establishing a front of house community manager presence to maintain the occupier experience
- Carryinging out statutory validations of all equipment, lifts, HVAC, health and safety check, insurances
- Management and transfer of all utilities and rates bills
- Extensive transfer of data and IT provision to ensure no drop off in connection
- TUPE (where possible) of existing site staff
- Establishment of new contracts for the provision of 3rd party services (cleaning, maintenance, consumables etc)
- Ongoing re-branding and marketing the property to the flex market to grow occupancy and increase revenue to our client
